A Zone Change Application has been submitted for consideration and public hearing by the Planning Commission for a zone upgrade from DI (T) D3 to D3 at 12400 & 12410 Glacier Highway. This invitation was mailed to residents that are within 500 feet of the subject parcels. This Invitation was received today (5/29/24).

    Comments received during this period will be sent to the Planning Commissioners to read in preparation for the hearing.

Meeting on Dec. 6th for feedback on proposed zoning districts in Auke Bay

CBJ is crafting potential new zoning for Auke Bay in an effort to implement the vision and goals of the Auke Bay Area Plan. Contribute your thoughts and feedback on the proposed zoning on December 6.

Interested members of the public are invited to attend a meeting on December 6, from 5:30 to 7:30 pm, at the UAS Recreation Center to learn about the proposed zoning districts, ask questions, and provide feedback. (see resources below).

The Planning Commission’s Auke Bay Implementation Committee is in the midst of drafting an ordinance to create new mixed use zoning in Auke Bay. These new concepts are intended to encourage the development of lively, mixed-use neighborhoods that are compact and walkable, and offer incentives and design standards to encourage developers to implement the vision of the Auke Bay Area Plan, adopted in 2015. The Plan was developed with input from many stakeholders in the Auke Bay area.

The proposed zoning strives to blend medium to high density residential with a mixture of retail, commercial, institutional, and entertainment uses that are physically and functionally integrated. The zoning creates cohesive neighborhoods and pedestrian-oriented buildings and infrastructure that encourage a small town center feel where people can live, work, visit, and play.

Rezone Request Denied

MEETING NO. 2018-13: The Special Meeting of the City and Borough of Juneau Assembly, held in the Assembly Chambers of the Municipal Building, was called to order at 5:00 p.m. on April 30, 2018 by Mayor Ken Koelsch.

Rezone request by Douglas Island Development was denied, 5 ayes, 3 nays for area between 3853 Bayview Ave. and 11950 Glacier Highway.

Special Meeting to hear protest of Planning Commission’s denial of AME2017 0013 rezone

Joanne Schmidt (applicant), Douglas Island Development, filed a protest regarding the Planning Commission’s denial of the AME2017 0013 rezone. The Assembly has now scheduled a special meeting to hear the protest on Monday April 30 at 5 pm (time change from previous post of 4pm) in the Assembly Chambers.

The Assembly will take public testimony, and the public can submit comments to Assembly members through the contact information on the city website, www.juneau.org.

January 23, 2018-Planning Commission meeting and AME2017 0013 Process

A motion for reconsideration was made at the December 12, 2017 Planning Commission meeting regarding AME2017 0013, A request for a zone change from D-10 (residential) to LC (Light Commercial).

The case may be re-opened for Planning Commission consideration at the January 23, 2018 Planning Commission meeting if the Commission makes a majority vote. A second majority vote is required to re-open public testimony. If a majority vote is not made regarding re-opening the case, the December 12, 2017 denial recommendation will stand.

City Planning Office Report for AME2017 0013

The City Planning staff report for AME2017 0013, the request for a zone change for 4 properties in Auke Bay, is available for reading. It has just been posted to the CBJ Agendas and Minutes webpage.

City Planning Staff recommends that the Planning Commission concur with the Director’s analysis and findings and recommend approval to the Assembly for a rezone request to change 7.06 acres located at 3853 Bayview Avenue, 12020 Glacier Highway, 11998 Glacier Highway, and 11950 Glacier Highway from D-10 to LC (Light Commercial).

Comments can continue to be received (up to December 12) at pc_comments@juneau.org and will be shared with the Planning Commission members before their scheduled meeting on December 12, 2017 at 7pm in City Hall’s Assembly Chambers.

Invitation to Comment

A request has been submitted for consideration and public hearing by the Planning Commission for a zone change from D10 (multi-family residential, 10 dwelling units per acre) to LC (light commercial) at 3853 Bayview Ave and 11950, 11998 & 12020 Glacier Highway. If recommended for approval, the request will be sent to the CBJ Assembly for final consideration.

From Nov. 21 through 3pm on December 12, 2017 you may either call, email, or write to Community Development. The hearing date is scheduled for December 12, 2017 at 7:00pm in the Assembly Chambers. These dates have also been added to the Auke Bay Calendar.
